You need to build a complete package on this sign. It needs to include photos, a copy of the ground lease, the permits, all other pertinent information. Then get that package to every other operator in that market. Nobody is going to want to buy one sign in a market -- it's too expensvie to go down there for one sign. Your best bet for a fast sale is getting a competitive bidding war between the other outdoor players in that town. Your price does not seem unreasonable based on the numbers you presented, but it is always much harder to sell a vacant sign.

He has built/bought over 200 signs since reading our stuff, all in Canada. His name is Steve. Of course, he's really smart, aggressive and good at it, which also gives him a big edge. But, yes, the principles are the same in the U.S. and Canada.

Hi Guys,

I'm here in New Jersey and would like to flip billboard permits and I have two questions.

The Situation: My town is considering allowing billboards along a 7 mile stretch of a major highway (interstate 95) that runs through the town. The deal allows one board in exchange for the removal of two billboards that are closer to residential areas. A common practice to improve aesthetics in the town. I don't own any existing billboards. One major company does however.

Question#1 Do you think I have any chance on grabbing a few permits to flip in this market or since this ordinance only pertains to those companies with existing billboards I am shut out of the market.

Question #2 If it does only apply to existing companies with existing boards then isn't this an unfair advantage and monopolistic? Shouldn't new competition be allowed in the market?

If the only space available would be for existing companies to grap then that seems unconstitutional, an antitrust issue.

I am very interested in commercial real estate, and I want to start-out "small" and diversify my real estate portfolio. I think that investing in a billboard is a great way to start, as I have no previous real estate experience. I'm rather young, 22 years of age and just finished my bachelor's degree, but am determined to research and hopefully soon gather leasing data/city ordinance data and eventually a sign on my first billboard. I'd love to start renting out my first billboard soon after purchase (or construction).

I am about to purchase the book "Big Bucks from Big Signs" and plan to finish reading it soon. I have been reading various topics on the forum, and am delighted to have found a billboard forum, such as this one.

My questions as a prospective billboard owner go as follows:

1) Should I purchase an already "for sale" billboard? Is this the easiest and most risk free route for a beginner such as myself? Should I purchase a wooden structure or steel structure? Should I start in a rural area along a major highway outside from major competitors?
2) Where can I find existing billboards for sale in my state, Texas?
3) Should I not risk the purchase an existing structure, but rather, inspect a potentially good geographical area of investment where it will be completely legal for me to put up a sign according to city ordinances?
4) If I do find an existing billboard for sale, can I expect to find a decent billboard in a decent geographical area for around $30,000 or $40,000? Or am I being unrealistic according to my budget? I'm assuming that the final sale typically includes title transfter of the leased area for the pre-negotiated lease terms (meaning, how long the billboard lease is valid on someone else's land).

Thanks for you suggestions and comments,

I have done some research on this and if any folks out there approach a CPA here are some talking points to discuss:

According to the 2009 IRS publication 946 (How to depreciate property) billboards have a class life of 20 years and a recovery period of 15 years under MACRS and 20 years under ADS. Confirm this with a CPA.

Section 179 of the IRS tax code allows businesses to deduct the full purchase price of qualifying equipment purchased or financed during the tax year. (Federal not State) Qualifying equipment being tangible personal property. Real Property does not qualify for the Section 179 Deduction. Real Property is typically defined as Land, Buildings, Permanent Structures and the components of the Permanent Structures. Some other examples that would not qualify for the Section 179 Deduction include paved parking areas and fences. The key term is "permanent". If your billboard structure is considered "moveable" you could qualify for a 1 time depreciation deduction. Confirm this with a CPA.

Those with digital displays, those boards could have a shorter depreciation schedule than your structure. Once again, confirm this with a CPA.

Remember, tax planning takes place now, not in the weeks leading up to April 15th.

You can do everything by phone. Gather all the rate and marketing information from your competitors, and talk to a bunch of advertisers. I would also start with a trailer before progressing to a truck, just to minimize my downside risk.
As far as renting the ad space, I've got a ton of information on how to do that in the course. It's the same technique to sell mobile outdoor as static outdoor.

Thanks for the quick replay. So what you are saying is that I should contact the competition and ask them how much they charge and for how many hours? I know I have to study first that's why I want to purchase a trailer first (it cost much less then the truck) and learn. I will probably work only on weekends first and do the job myself. What I need to do so the customers knows that I'm on the market? Should I go and knock to theirs doors?

Keith,

To succeed in billboards you have to 1) really understand the business, and be an expert in the niche you are in 2) make small, acheivable goals that are very concrete and can be measured 3) be scientific in what you do -- don't bounce around from market to market or product to product. When I got in the business, my goal was to build one sign. That was it. When I got to one, I changed the goal to 3. At 3 I changed to 10. And I focused on one finite niche -- serving areas outside of the metroplex with billboards at a reasonable price. I never ventured "inside" of the big city until I had already established myself in the periphery, as the risk was much larger there and most of the time you could only grow through acquisitions. That's really the same business model that Walmart used.

You need to put a primary focus on what the advertisers need and want. They're the boss. You need to get inside their heads and understand what type of outdoor they want and what they can afford to pay. One relevation I've had over the years is that much of the current outdoor industry has the system backwards -- the outdoor companies are only thinking about themselves, with the advertiers grudgingly going along with it. There's always opportunity for people who can build a better mousetrap -- and there are many niches that offer this kind of opportunity.

You need to become an expert on that industry segment first before anything else. Get the marketing materials from the competition and study them, analyze their rates, go look at the product, talk to some advertisers. You need to be the most knowledgable guy in the world on mobile outdoor in Chicago before you buy your first truck. That way you can't screw up.

Hello Frank and Moboadvertising

I just find your topic. I need some help with starting my own mobile billboard business in Chicago. I was thinking at first to buy a mobile billboard trailer, just for the beginning to see if I will be able to find any customers. If the business will start up somehow I was thinking about purchasing a mobile billboard truck. Does anybody of you know how much usually a mobile billboard company charge for their service? Do they charge for an hour? I was thinking of hiring a driver (I have a full time job right now which one I would like to keep until my business grow) and let him drive around for 8 hours 5 days a week. Also I will work on weekend but only park the trailer on the event parking lot and let it sit there for the whole event. Can one of you guys help me start the business? I need some more information. Or maybe you guys know where I can research about mobile billboard advertising?? I cannot find any resources where they explain the campaign contract which I will sign with the client.
Please help me.

Thank You

I ordered your home study course last night. A friend and I have decided that it is time to do something on the side of our corporate lives. I am 33 y/o...and am hungry for the perks I foresee from the outdoor advertising industry.

I am sure any advice you might have for a young entrepreneur is in the kit I will receive. But if you do happen to have any other "words of wisdom"...feel free to throw them at me!
Thanks!

Thanks so as opposed to a permanent easement just make the lease 99 years. I just thought if I could get the easement for a reasonable amount of money it would make more sense and therefore I would have to no longer pay ground rent. Let me know, thanks.
