            <description><![CDATA[I've found a billboard that I want to buy, but the seller isn't being as cooperative as one would expect.<br />
<br />
He advertised it for sale with an asking price and the net profit. I've checked it out and it's all that he claimed it to be, and it would be perfect for upgrade to digital... in short, the numbers work.<br />
<br />
I started preparing a prospectus for my lender... and hit a speed bump... the seller won't release the financials until 'after we've agreed on the terms of the deal'.<br />
<br />
I told him it would be 'cash at closing on a price we've yet to agree to' - I need to complete my d/d and prospectus first... but apparently that isn't sufficient... he acts like he wants it under contract before he'll discuss it any further.<br />
<br />
At this point I began to question if he was close enough to the deal to close it... further d/d revealed that it's the same guy who is paying the property taxes.<br />
<br />
This isn't my first commercial property... so what's with this guy? Even if he's selling on proforma (a word he's never mentioned)... I could live with it, if he'd just be upfront about it.<br />

We own a piece of land along the interstate in Louisiana that is vacant and I've been looking into putting up a simple wooden structured 10'x36' billboard to try and create a little side income for myself. I've found the construction company that can build it and I've spoken to 2 potential customers about advertising there. Now the dilema,.. I've met with the district D.O.T. manager and he explained the rules to me about how it has to be 800 feet from a business, 1,000 feet from the previous sign, and so forth. However, I've seen many billboards along the interstate that are no where close to a business and they are up and running. So my questions is this: Is there any way around building my billboard without getting this permit? What are some of the things that I can look into?]]></description>

            <description><![CDATA[My questions are directed mostly towards Frank, but any opinions would be greatly appreciated.<br />

I'm a college senior who will be graduating in June. I have a job lined up that will pay about 4500 a month. I'm projecting I will be able to save at least $8000 a year for the first couple years. I'm searching for smart investments to make on those savings. The idea of billboards is fascinating to me and I will be sure to buy the instructional course if I decide this is a viable option for me. I just have some basic questions:<br />

Generally, what is the best way to start in the industry? Buying existing signs? Building new ones? Flipping them or leasing them out myself?  <br />
<br />
Also, at my projection of having 8000 per year at my disposal, approximately how long would it take for me to get started? I know that answer is dependent on several factors, but just a rough figure on startup and maintenance costs per sign would go a long way in helping me decide if I would like to pursue this further. Would you suggest looking for financing from another source, such as family memebers or bank loans, to help me get started? <br />

2. What dimensions of the magnet would you go with? If I only put the logo onto the magnet, then it probably doesn't need to be a standard size (12 x18), right?<br />

Magnet's job is to create an impression during the meeting. I am guessing, that additional info isn't needed, as you will not be generating leads this way anyway.<br />

I am finalizing a deal with a landlord to build a 10 by 20, 2 face, back-to-back, 20 ft tall, steel, monopole poster billboard. For my estimates, I tried to get the electricity cost for two, 400 watts each, holophane lights per month (one on each side) and also the insurance cost for 500,000 per person, 1,000,000 per occurrence liability insurance but haven't been able to get this info.. could you please reply with what you think are the ballpark numbers?<br />
Also please let me know if there is any insurance company who you would like to recommend ...<br />

Well, it took some time but I finally got my first customer.  I tried postcards for marketing but that didn't work for me.  I got laid off from work recently so I dedicated my time to find customers by knocking on doors. My sales pitch was short and sweet, nobody was going to beat my price.  I did use the postcards as a reference (better than a business card).<br />
<br />
I have to give Frank credit for his advice in the January 2012 newsletter.  It was about understanding the customers profitability/volume of sales and working backwards to figure what an owner has to sell to pay for your sign.  If you can figure that out objectively, then you will figure out your target market.  So for example, if you are asking $2000 a month for your sign and decide to approach a restaurant, you better understand how many burgers, fries, and drinks your cutomer is going to have to sell just to pay for your sign. <br />
<br />
I own a 14x28 center post V and 1 acre of property.  Many boards on this state route are either 5x11 or 12x24.  I purposely went with the size I have so I could claim the &quot;largest&quot; billboard on this stretch of road between two small cities.  It is also the only board that is illuminated.  They are great features and talking points but ultimately the sign doesn't make the sale. <br />

I learned alot in the past 18 months and I have no regrets.  I believe I have figured out how to make this work for the customer.  Now I need to apply what I learned and make it work for me.]]></description>

            <description><![CDATA[First: Read the county ordinance on off premise signs and understand them. Once you know the spacing from other signs, churches, or whatever other regulations your county has in place go to google maps. Click the measuring stick and work your way down the road until you find a site that you believe fits within the ordinance regulations. If the measurements are really close you should go out and measure it more accurately. Then go to your county GIS and look up the property, this will give you the property owners name and address. Since you are targeting one individual land owner at a time, I make a hand made letter and seal it with a wax seal. This gets the owners attention. I have just sent out 6 letters and had five people respond and of course some owners will jump on it, some you will have to caress, and others will not be interested. But you never know unless you ask. That seems to be the hardest part - just ask for what you want. Once the owner is interested get them to sign a permission form allowing you to pursue permitting from the state and county include the tam map #, owners address, etc. Or if you are sure about the property go ahead and get a lease signed. This is just how I do it and I hope this helps anyone who is interested.]]></description>

            <description><![CDATA[I am new to the industry and haven't even begun the process of negotiating a land lease, but from what I have listened to and read from Frank's book/DVDs the industry standard is around 15% - 20%.  Have you guys found this to be true, or has it increased over the years?  Also, what is the max you guys are willing to go up to as a percentage of revenue?]]></description>
