The advertising sites are in Huntingdon
County in Central PA on U.S. RT 22 within 10 miles of Raystown Lake.
Below is a list of real estate sites (perpetual easements) for
billboards in Central PA. I prefer to sell them as a package. The key
benefit is easement ownership ensures there will never be any site
rent to pay when building, operating, and developing billboards
increasing profitability & valuation.
Two easements in Porter TWP: (Sites 1 & 2 – Leased to a Billboard
Operator) The easements have I-beam billboards and are currently
leased to a billboard operator (two panel eastbound 12'x24' & four
panel east/westbound 12'x24' illuminated). They are located at
Four-Wheel Drive & RT 22, and just east of IDEAL Wheels in Alexandria,
PA. The leases have about 20 years remaining. Leases 1&2 $1,250 each,
annually.
One easement in Porter TWP: (Site 3) (PennDOT 09-3075) It has an
eastbound view 10'x28' wood single panel illuminated billboard (MH
Electric ad). It is a windshield height left-hand view located approx.
half mile from Walmart in Huntingdon on RT 22 (7989 William Penn HWY).
New lighting was installed last month. The sign is owned & operated by
SRF and will be sold with the easement. Ad Lease $495mth billed
quarterly.
One easement in Brady TWP: (Site 4) (PennDOT 09-3074) It has a
westbound view 8'x16' wood single panel billboard (814 Realty Group
ad). It's a windshield height right-hand view located about 7 miles
east of Huntingdon on RT 22 near Mapleton Depot (top of Sand Plant
Hill). A Penelec pole is on the property (approx. 80' away). The sign
is owned & operated by SRF and will be sold with the easement. Ad
Lease $331mth billed quarterly.
One easement in Brady TWP: (Site 5) (Same property as Site 4) It has
east/westbound view. No billboard structure yet onsite.You must build. It's a
development site designed for a monopole. It is located adjacent to
the westbound lane and offers very good visibility to both directions
coming up the mountain on RT 22 near Mapleton Depot. A Penelec pole is
on the property. The easement is on a 1.35 ac commercial property that
is currently for sale. Stabilized site potential $2,000mth.
These recorded billboard easements include ingress/egress,
right-of-way to electricity services, HWY widening provisions,
vegetation clearing, etc.

Pricing for the package is $199,000. Pricing valuation is 12x on
current cash flow ($149k) plus $50k for the monopole easement designed
for 4-panel positioning. I propose the multiple is reasonable as there
are no real estate taxes to pay, and perpetually rent free on the real
estate.
